No Parking? Industrial Outdoor Storage

When it comes to the industrial outdoor storage, the Twin Cities and the national market align. It’s in high demand.

 

With the surge in e-commerce and logistics, more and more businesses are looking for areas to store containers, trailers, and materials. Sites within the urban core and near major highways are key but finding available and properly zoned land in the metro can be an issue. Companies are competing for limited space, which means longer-termed leases and more expensive rates. That’s a plus for investors holding those assets, but for a business, it can be tough to get a spot.

 

Tenants are also looking for the right kind of spot. That means the site has features like fencing, 24-hour card access, security cameras, bright LED lighting, and electric plug-ins for trucks. Our client, Stagecoach Storage, made huge improvements to their lot on Quant Avenue, a mile or two from I-94 Exit 258. It’s a now a state of the art trailer truck parking and outdoor storage facility, which in this market is money well invested.
