Stools to sit on have been around for a long time. There’s a reason for that. With examples found in ancient Egypt, Greece, and Rome, they have evolved over time. They can be simple or complex and folded or fixed. They are practical and versatile making them similar to commercial real estate investing. Like many stools, CRE investing has four sturdy legs.

 

The first leg is the strategic tax benefit that comes with owning commercial properties. The second is the fact tenants pay down your loan. The final two are appreciation and depreciation.
